Align the Real Estate Decision With the Business Behind It

Healthcare real estate is rarely just a real estate decision. Location, workflow, patient access, capital structure, growth plans, lease economics, and long-term strategy all matter.

BMkt+ helps healthcare organizations and business owners evaluate facility and real estate decisions from an operator's perspective, connecting the physical environment to the financial and strategic needs of the organization and the owners estate planning.

Problems We Solve

Whether to lease, buy, build, expand, or relocate.  Poorly structured leases.  Space that no longer supports operations. Expansion without reliable financial analysis.  Facility decisions being made independently of growth strategy.  Owners considering real estate as part of their estate plan or an eventual exit.

Facility Strategy & Planning

We help organizations determine how much space they need, where they need it, and how facilities should support growth, staffing, patient flow, service delivery, and long-term strategy.

WHY BMkt+

Real estate can create enterprise value, or consume capital that should have gone somewhere else. We evaluate facilities as part of the business strategy rather than treating the building as an isolated asset.

Treating the Facility as Part of the Business Strategy

the challenge

what we did

the result

Healthcare facility decisions often begin as real estate questions—lease or buy, renovate or relocate, build or expand.  But the larger issue is whether the facility supports the operating company, its capital requirements, patient access, growth plans, and long-term ownership strategy.

Drawing on experience developing, owning, financing, and managing healthcare and commercial real estate, we evaluated facility decisions alongside the economics of the operating business.  That included space requirements, lease economics, financing, ownership structure, operating costs, capital deployment, potential appreciation, and eventual disposition.

Real estate became part of the enterprise strategy rather than a separate transaction.  Leadership could evaluate not only whether a property or project worked financially, but whether putting capital into that facility was the best use of the organization's resources.

CASE STUDY TAKEAWAY
A good real estate deal can still be a bad business decision. The property and the operating company have to work together.

WHEN THE NEXT DECISION MATTERS, EXPERIENCE MATTERS.

Before you lease, buy, build, expand, or commit significant capital to a facility, let’s make sure the real estate decision works for the business behind it.
